Contemporary Design in the Heart of New York
This penthouse perched above the streets of Tribeca redefines urban living. Flooded with natural light and surrounded by sweeping city views, the space was designed as a modern retreat — bringing together elegant materials, bespoke craftsmanship and seamless technology.
The project began with a simple objective: create a home that feels calm and effortless yet deeply connected to its urban surroundings. To achieve this, the entire floorplan was reconfigured to open up the living spaces and maximise the apartment’s relationship to the city beyond its windows.
By removing interior walls and aligning key sightlines, the architects were able to create a continuous visual flow across the penthouse. The result is a sequence of spaces that feel distinct, yet always connected — letting light and movement guide the experience of the home.

Throughout the home, materials were selected for their ability to balance warmth and restraint. Soft limestones, pale oak and brushed metals were layered against clean architectural forms, bringing subtle richness without compromising the clarity of the design.
Custom millwork lines the perimeter of the space, hiding storage and framing the views beyond. Every cabinet and built-in element was proportioned specifically for the penthouse to keep the space clean and unencumbered.
The colour palette is intentionally restrained. Neutral tones amplify the quality of natural light, while subtle variations in texture — polished stone, matte metal, woven textiles — bring depth and tactility to the surfaces.

We wanted the space to feel serene — like a breath of fresh air above the noise of the city.
While the design appears effortless, extensive technical work was carried out behind the scenes. Structural walls were moved, HVAC systems were re-integrated and new smart lighting was discreetly installed to enhance usability without drawing attention.
All furnishings were either sourced from European manufacturers or designed specifically for this residence. Many of the upholstered pieces were scaled up to work with the generous ceiling height, allowing the spaces to feel grounded and balanced.
Small moments of contrast — a blackened-steel staircase, a sculptural stone basin — serve as anchoring elements throughout the penthouse, gently breaking the calm palette and adding a sense of permanence.
Throughout the day, shifting light transforms the interior — soft and diffused in the morning, sharp and graphic by late afternoon. Deep window reveals turn the skyline into a series of framed compositions, allowing the city to become part of the interior. Even at night, the light of passing cars and buildings below adds a subtle sense of movement and life.
Every millwork element in the penthouse was designed and crafted specifically for this space. Cabinetry sits flush against wall planes with no visible hardware, and stone slabs were hand-selected to create perfectly mirrored veining. In the library nook, custom shelving was proportioned to house the client’s collection of art books and ceramics.
Although the palette remains intentionally restrained, individual moments bring quiet impact. A monolithic Nero Marquina stone pedestal forms the base of the sculptural staircase. In the master bathroom, a custom-carved marble basin acts almost like a freestanding object — both functional and sculptural at once.

Beneath the calm architectural expression lies a high-performance infrastructure. Lighting, climate, and shading systems are controlled via discreet touch panels integrated into joinery. Mechanical systems were carefully coordinated so that linear diffusers align perfectly with ceiling joints, virtually disappearing from view.
The private areas of the penthouse follow the same language of warmth and restraint. The master suite is anchored by a textured fabric wall and carefully layered lighting, while soft wool rugs bring a sense of comfort underfoot. Bathroom finishes echo the material palette of the main spaces, creating a seamless transition between public and private zones.

The rooftop terrace extends the design intent beyond the envelope of the building. Planters with soft, textural greenery provide a natural counterpoint to the surrounding architecture and create an intimate outdoor retreat. Seen as a whole, the Tribeca Penthouse represents an approach to urban living that is deeply considered, understated, and quietly luxurious.
The final result is a refined urban sanctuary — open yet intimate, modern yet timeless. The client’s desire for a calm, restorative space is visible in every decision, from the generous spatial volumes to the softness of the palette.

At the same time, the penthouse is unmistakably of the city. Floor-to-ceiling glass frames the skyline as part of the interior experience, grounding the design in its context and allowing the rhythm of the city to become a daily backdrop.
Ultimately, the Tribeca Penthouse is less a display of luxury and more an expression of intentional living — a place where space, light and materials work together to create an atmosphere of understated, lasting elegance.
